Roof leak detection
Finding where the water actually gets in
Water that gets past the roof usually shows on the siding next, so siding damage and roof problems are frequently found together. Vinyl cracks and comes loose in wind, fiber cement holds up well but fails at joints and penetrations, and wood rots wherever a detail lets water sit. Repair is generally straightforward; the useful part is working out what put water there in the first place.
Tomball is close enough to the Gulf to take the full force of tropical systems, and that is the storm profile that sets everything else. Hurricane wind is sustained for hours rather than gusting, which does something different to a roof — it works shingle tabs loose over an extended period and drives rain horizontally under courses that would shed any normal downpour. Then the heat and humidity do the slow damage. Roofs across Harris County run hot for most of the year, which ages the shingle and hardens every rubber and sealant component on it, and the humidity means that anything which gets wet inside the roof structure stays wet. A small leak here does considerably more damage over the same period than the same leak would further north, and mould becomes a problem much sooner.
Tomball has a population of about 15,768, and the housing stock here sets the pattern for what fails first on a roof.
Usually a roof or flashing detail above it directing water onto the wall rather than away. Replacing the siding without fixing that just resets the clock on the same damage.
Often, though colour fades with exposure so new panels tend to look brighter at first. Where a profile is discontinued, panels are sometimes taken from a less visible elevation and the new stock used there.
